Sometimes when the letters are printing, one will slide under another, a duplicate will print, one will go missing....something.

I have come to realize that compared to where BP was say 3 years ago, we are sliding in the quality of informative posts.It's rather difficult to say, but this new wave of newbies bouncing in speaking authoritatively as if they know something is getting harder to keep up with, then include the sharks looking for prey, the wanabe gurus, and those that don't understand Chapter One of the Principles of Real Estate and we have a real mess!  

Like everyone else replying there are too many to mention: @Brandon Turner for his real estate recommended book list....which i searched and subsequently allowed me to find the Bigger Pockets community with its wealth of experience and info @Michael Blank For putting together a great step-by-step guide to syndicating your my first apartment acquisitions (which is coming together!)

& I ask that because I had someone once try to sell me a house with a (Insert: "A title issue" OR "because the foundation was sliding into a lake")A lot of times this will get them to offer their true motivation instantly.

I subsequently let the seller talk his way down on his price and we eventually settled on $600k total with him financing nearly 50% of the deal at 4%!
