I haven't read his book on flipping houses but I think that has some good stuff on managing the rehab. 

Eventually I concluded that less time was spent having folks fill in their own stuff, than was spent with me filling it in for them, and them questioning where/how I concluded that their kids were 2 and 5, the M.D.s pissed that I understated their education years, and so on, all added together.

Then, update all your supporting stuff, e.g. insurance policy(ies), lease, any bills, etc.I think that basically covers your questions, except maybe your last one. 

I used to be one and am so glad I let all of the little stuff go now. 

If you feel the need to do some stuff to the home, make minor improvements that add to the safe or functional list. ie, if the kitchen faucet works, leave it be.

I personally want my own space with a yard (I have pets) but I would also like to share land with like minded people, share a garden, stuff like that.

Couldn't you buy an SUV and tow a $600 trailer for the rare occasion that you need to haul stuff around?

Plus I am moving their stuff for them because it needs to go and other things to help as much as possible.
