@Scott Morongell to be honest it just seems to be what I think I would be the most comfortable with.

When they tell you that they have an X percent vacancy, it is comforting to know that the number isn't based on 6 properties in one neighborhood, but thousands across multiple states.They provide a service, so you pay them for that service. 

On the flip side if we keep it until the loan matures (8 years) we’ll have a nice nest egg to fall back on assuming the housing market stays in good shape, and it’ll likely continue to appreciate but our cash flow as a percentage of the equity won’t be great.

They are comfortable with the extra bit of side cash so that by the time they retire they will have it paid off and then truly have a good steady income.

The MOST important thing to keep in mind is to plan a budget for 6 months of mailing and stay with that.

Despite the initial research suggesting how difficult it is to make money in this area, I want to stay optimistic and believe it's possible.

That said, I'm sure these folks find it extremely difficult to find places to rent, so he might be a good grateful tenant if you let him stay. 

Additionally, I think the previous tenant may have allowed them to stay and now they don't want to leave their home.
