The new owner (Marine) can buy the property from you as owner-occupied but then cannot file it as rental with the IRS because the IRS will not allow you to "rent to yourself" in order to get the additional tax benefits of the property.

A standard width for a well laid out floor plan of a typical town home is 24' to 30' which means you should be able to get 3 units on the site, you have to allow for an access drive to the rear parking/garage area.

I use www.ntnonline.com for screening they will not give you a pass-fail as those standards are up to you. they also include an eviction report.

Dear Complete,Rules may be different in your state, but typically homestead applies on an owner-occupied home where the owner has filed for bankruptcy and the trustee (the bankruptcy trustee) has forced the sale of the property.
