I love the Caribbean and southern states as they have the most abundant sunshine, and are perfect work/play combination.The main question you have to ask yourself is, will you live in a house or work in a building without electricity?

@Jeet Sangha I'm based in Southern CA but invest in rental properties in MO and cost seg (or modeling cost seg) has been one of the greatest benefits to me. 

I bought a couple in southern cook county when I first started and I will be dumping those eventually.

I was making offers based on this widely taught rehab model, but I’m in Southern California and the rehab estimates are no where near what all those videos suggest so the properties weren’t actually “deals”.
