With the high listing price and sale fall through, I believe people think something is wrong with it.

I asked him about it and said something about rates dropped 3 days ago  and got the low rate.

I'd recommending continuing to sift through deals that fit your buying criteria on those sites, and I'd also recommend adding in some Facebook Groups to your search (type something like "Reading PA wholesale properties" or "Reading, PA off-market properties").

I feel like there is a lot of meat on the bone here and would like to do something about it, but not sure where to start or how.Any advice?

Those that respond “$0” or something ridiculous, you can request income documentation from them to justify.Don’t be afraid to share with them how much your property taxes & Insurance increased and that YOU cannot afford to absorb them.ALWAYS get an increase or something of value annually or tenants will start thinking they should never have an increase, making future increases that much more difficult to negotiate.
