@ Micheal CraigOk that is very differentwith no pics hard to advise but if a vinyl window it should have a mech most likely failed They don't have balancers per say but there is often a part that fails that can be accessed from the inside portion of the window on the frameI am a contractor and would hire this out to a window repair company chances are they have the part on the truck and the skill to repair. this should be a low level reasonably priced repair

Unless you are the specialty builder with that skill-set to create something truly special, I don't think much. 

Timing the market takes a lot of skill and even those skilled get it wrong more than not they just make sure the wrongs are small and the rights are big.

It's awesome to run across someone who has worked with inherited IRA's, it seems to be a very rare (and valuable) skill to have!

Recently, I have realized my strengths are more on the analytical side and I would like to transition to a role that will allow me to do work utilizing my strengths, and learn skills that will help me with multifamily investing.

The more I read on this site the more I realize that I have a lot of useful skills in this industry. 

It seems like there's an opportunity for me to lend my skills in underwriting and analyzing deals to those without an extensive background in commercial real estate.
