Homes the are below $275 almost always have multiple offers but are usually pretty small in size.

There is no one size fits all and can change.

Also, if I cant find many duplexes in the area, how can I account for this, should I use duplexes in a farther out area or look for a similar size house with similar numbers of beds and baths?

It's approved for a certain size home already, although where on the lot and configuration is really what I want to find out now. 

Hi Riley, typically properties of that size are valued based on the sales comparison approach with a tiny bit of consideration given to investment performance.  

I'm looking to do a direct mail marketing campaign or skip trace and call around but im struggling with where to find the list for properties of that size.
