@Debbie Arnold  I am currently renting a SFH to an organization that places seniors (3)  on medicaid into the home.

Kensington is drug "dangerous", Nicetown is on another level of dangerous. 6 cops were just shot there in August and pretty much the entire Philly police department took over Nicetown for a couple of days.

I am a new investor and I just received several notes from the GA police department regarding violation of city ordinance, including prohibited uses, overcrowding, etc. 

If it were for something bigger like police presents /arrest/endangering the other tenants then yes I would and have evicted solely on that lease violation.

In our area low income seniors are subsidized and pay much less. 

I want as much of my $$ working for me as possible, with enough in an account that I can access pretty quickly without a major penalty if I access it.I had mine in Ally for awhile making 2.2% but that has dropped to 0.5% now.... my BofA is like 0.1%......I have most of my quick access cash at Iron Bridge lending.....its in a senior note investment..... acts like hard $$.

AirBnB advises us to call the police but since the guest stayed for 2 months they have tenant rights.
