I would like to have some sort of mentor that I can help in exchange for knowledge, and somebody that I can just ask questions to and talk with.I have been seeing across the entire city and suburbs these small road signs that advertise "Real Estate Investor Seeks Apprentice" they are all different, and some of them even make wild promises like "make $10,000 a week while you learn to invest!"

These people should know that the property may be difficult to finance and will most likely drive for a better deal.As far as financing the flip you can seek a commercial construction loan for the purchase and rehab.

If it is underwritten as a commercial loan the DTI requirement may be higher and they may consider income generated at the property itself.My expertise tends towards commercial loans so keep asking around if you are seeking conventional financing.
