They just primarily want to know that the property will have enough cash flow to support the operating expenses, debt service, and leave room for profit for the owner.

I guess certain markets support different methods but why dont you all go find MOTIVATED sellers and buy 25 or more out of 100 homes that you look at.You should always strive to work smarter, not harder.

That would be the new loan amount at $42,000, and reduce the cash out to $15,700.If the rent supports the loan amount, and the $26,300 includes both purchase and rehab, this may well be a good deal.
