In addition, work to increase your credit score and try and find a local investor who might be willing to assist in your goals.

I would ask the sellers for financial assistance for this repair, however, it appears that the sellers rejected the buyers that came before me because the previous buyers requested $6,000 for repairs.

Even if you get away with it, later if one of your lenders finds out that it is the norm to have a recorded mortgage, it might reflect poorly on you that you didn't suggest it.

The other tenant did fill out the rental relief assistance form (that was about 6 months ago) but we haven’t seen any money come from the state. 

You should ask the operator if their number reflects AUM or if it includes any LP investments.
