You need to be  in a position of strength financially; I would recommend starting out with closer to $120k at minimum even in LCOL places.

I see a lot of people recommending the TREC 1-4 but I see others opposed to using it and instead suggesting something simpler.Can anyone recommend an attorney who I can consult on contract usage?

Or something else entirely.I would recommend filing an extension and then having an experienced accountant review your entire tax return before you file it.

Any recommendations on how to proceed?

Those would be my top two recommendations to reduce/eliminate your debt without selling the asset. 

Some familiar names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each app online and see what they offer, how much they charge, etc.

Any recommendation on avenues that fit my areas of expertise?

I asked a ton of questions of both Fund and Grow and Plastiq, and I highly recommend you do the same because every deal and financial situation can look different.
