Hi there,I was shopping for an agent for rental property investment.When I asked about fees, he said the buyer must pay $375 for the brokerage fee at the closing table. 

If there was a CAM fee completed in January 2023, would I prorate this expense to the new tenant even if it was completed when they were not in the building? 

I looked at NoiseAware based on Michael's suggestion and while it does seem to fit the need really well, I am starting to get monthly fee fatigue with all the subscriptions companies sell to help you manage your rentals!

Get their opinions and see what their fees are and it may be worth having them help you when the time is appropriate.

The applicant pays a small fee but they can apply to countless properties within a 30 day period. 

This is clearly jurisdiction dependent, but simple things like changing out a rusted/rotting door can become a long process if you are pulling permits.  

Any properties that I pass on that are still deals that wholesaler could then wholesale themselves and any properties that I purchase would provide an agreed upon finder fee to the wholesaler.
