But I feel with proper marketing and property management it can be worth at least 1 million dollars.

I've been looking into various approaches but have the same problem you see -- there isn't much available in the area,   and much of what is available is overpriced.For me, I've ruled out buying anything in Seattle proper until such time as the political climate stabilizes a little bit,    but I would be happy to find something in a nearby municipality.

After getting my licenses as a Nurse my pay is stable and i should easily clear 55k this year based on the hours and pay i am currently being payed at my hospital job. 

I think it all boils down to knowing the neighborhood, property and doing your due diligence properly and really knowing the property and deal inside out like Jim does. 

I am in KS and I used real estate express; finished in less than a week took the test immediately and had my license in less than a month after starting the course.If you do all the training you should be good to go on your test.
