One thought would be to send letters to other close by owners (the F&C types) and see if 1) they would lend at 50% of value or 2) if they know lenders (private or otherwise) in the area that would lend.

We have not yet funded the LLC, and were waiting to do so from our private investor and hard money lender once the deal was locked in.Our hard money lender is willing to give us a proof of funds, but wants to see the first page of the contract.
