@Paul Sorgi thanks for the advice, we've been mentally preparing our selves on how to react for those special callers.

My initial observation was that the hard money guys understood real estate, people's motivations and were generally better prepared to weather the economic cycles.

People will tell you your crazy and there are going to be setbacks, if you aren't prepared mentally I think it will be too easy to give up at the first sign of trouble.

That is just prudent investing.Let the seller know the agent who will prepare the contract is out of time and everyone must sort of wait for her to return.

But again figure out what is required in your state.Good time to get out your written criteria for new tenants and make sure you are 100% good with it.Inexperienced RE Sales Agents are good at finding subpar tenants so beware and be prepared.
