We would have loved to buy his duplex but for a number of reasons didn't think we could (I thought it would have been out of our price range) but we mostly didn't want to tell the owner that we were looking to move as we were paying well below market for the place and didn't want to rock the boat.

All the power is transitioning to them and democratization of industries is upon us.

same with power.. these are generational tricks of the trade handed down ..

Hi Josh,I am in a similar boat only im not moving to Cleveland, Im based in NYC but looking at investing in Cleveland.

Be sure to look at items besides radios too - TNCs (radio modems), power supplies, antennas, rotators, towers, boxes of tubes - especially those the size of a tennis ball or larger - those can be expensive high-power tubes, which we still use in linear (power) amplifiers. 

Interested to hear peoples successes/losses and any real estate wisdom they might be able to share.Also looking to network with other newbies in the area so I have some friends in the same boat!

What some people do in expensive markets though is look for poorly managed/needs complete remodel multi units at a large discount that you renovate with your own workers and you can make a good amount of cash from the negotiation alone and compound that with the power of efficiently renovating it.

If legit where they are getting less income, I will do everything in my power to help those people, but so far all I have seen is persons doing just fine financially.
