This is your property and ultimately YOU decide who will be taking possession.

Some counties post the listing for X amount of weeks, sell on courthouse steps, money is due in full within hours of your winning bid, but you don't get physical possession of the property that day.

Account Closed I want to know that if I'm going to allow someone to be in possession of my asset that they will pay their bills.

In the lease under the 'Possession and Abandonment' section it states 'If Tenant is absent from the Premises for two(2) successive weeks without notifying Landlord in writing of this absence, Landlord may deem the Premises abandoned unless rent has been paid for the full period of the absence'.

A 2-bedroom was renting for $525.  2 days after I took possession I filled the one empty unit for $895 without doing any upgrades or even paint in the unit. 

I'd swung by the property that morning to see if it all looked similar, and tried to figure out the legal description, but was slightly guessing at that point.  2) impact of any adverse possession claims, I assumed the parking lot had been that way forever. 

Simple, first everyone one knows when the first is so it has to be in my possession on the first or a late fee is automatic and will be followed up with a Notice to Pay/Quit at a time of my choosing. 

Tenants returned possession of unit back to Landlord.
