I have taken pictures of all the units when I took possession, but there are some issues that have obviously been there a while, so based on the lack of proof, I would probably eat those costs anyway. 

Anybody that attempts to manage an asset from across state lines is missing the big picture.

Put in a few lamps and pictures and we were ready to roll.

Take pictures of all your invoices/receipts, upload checking account and credit card statements.

Super easy to use.ust like taking a picture of it and then you can email it where you want.There are some easy free signature programs too, but scannable may be the easiest/  THey can then mail you the original if you want it, but in the meantime you have a good copy. 

Just base don pictures alone, I am estimating around $50K in rehab.
