Anyone knows if this is required to be paid annual vs monthly because, when I corrected the billing by giving a new credit card, I got another e-mail indicating I was down graded from Pro.

@Michael Hasegawa For someone out of state and not familiar with the Indianapolis area at all, I recommend looking up " The Investor's Guide to Grading Indianapolis Neighborhoods".

Cleveland and Detroit are just like any other low barrier to entry market such as Indy, Atlanta, Birmingham, Pittsburgh etc..In Cleveland your going to need to spend at least 30k to get $700 or so in rent.Here is a comprehensive map and grading scale of the Cleveland neighborhoods.

I think there is also a problem with the grading, so probably backfilling would also be necessary.

He is also interested in leasing the rest of the land in the future for his main office.I also made sure environmental concerns were addressed in the lease as well as specific can and can't do's.The only issue I ran into was the city wanting a grading permit along with drainage plans, we are still in the process of getting that situated.Thank You for your advice @Todd Faulk @Ronald Rohde @Jess Hewitt

I think North Charleston by the airport would be a great place to build new construction 100 plus unit .. get it up and running sell to investment grade operator.
