If I’m understanding the bonus depreciation correctly, is it true that it only applies to the personal property and NOT the building or land?

Personally, I may do something before then with a similar capital gains objective but with a longer hold and only in a few very narrow geographies.  

I have a real estate portfolio with good amount of equity (most of the portfolio is free and clear), however my personal DTI ratio is too high and that's stopping me from tapping into it to settle some debts and buy more properties.

I haven’t come across that before personally so I was wondering if that’s a good thing or a red flag he’d be offering that?
