When entering a bridge loan, you are applying for a 12 month, interest only mortgage that includes escrowed funds for rehab purposes. 

I am trying to find transactional funding for double closing in Maryland.

I checked with my realtor, who also checked with her broker and they felt that the personal contents transfer to the new owner of the property at settlement.I realize that I'm standing my ground over a $200 lawn mower, but feel like if they were given the items, they should've been removed in the months prior to the owner I purchased the property from listed it for sale and also settlement.

I have had attorneys easily show me how to pierce corporate vail by transferring to an LLC without it being arms length transaction especially if you personally are on the loan.

The funding situation seems somewhat odd to me, but I don't know how it works normally either.

Proof of funds is basically HARD proof that you are sitting on a specific amount of funds right now that you can access.
