I think people think of daily and even weekly rentals as truly transient renters, whereas monthly and annual rentals as being more resident based.That said I have seen 14 day minimums and 3 month minimums as well so while by and large monthly and annual terms are common they are not all inclusive.

Haven't seen the other two come to fruition...or if they have, I haven't found out.Demand might be really high right now, but it would likely be dominated by people trying to find someone to pay the full contributed capital for worthless positions in failed deals.

And I've seen people say the later is 6 months, not true because some 6 month periods have more than 180 days.

Does anyone have nay suggestions when it comes down to screening besides the basics.I know some people like to visit potential clients homes to see if they are clean and orderly, but that can be a bit challenging when we are out of state. 

After experimenting with data, I achieved a 3.7% response rate from direct mail and am still receiving calls after 8 weeks.I’m not looking to sell anything; I genuinely want to understand more about effective marketing strategies before investing further in data and technology.

I do it mostly because the veteran real estate investors here know you never find anything but human feces and decades-old porn behind water heaters, and I think it's a great private joke for all of us about how weird this business is, especially seeing how the newbies react, all offended that anyone could possibly be dishonest here in the forums about finding rubberbanded and cellophane-wrapped stacks of used twenties in a hundred-year-old defunct crapshack in Yinzerburgh, of all places.And every year, right on the button, I get a bunch of people who insist they know exactly how I should invest my found money.
