Just bought this house which needs scrapped and painted.

I'm not talking about needing a new rough, I just mean needing paint, clean up the house, replace carpet and other superficial things. 

Replaced all windows, doors, flooring, painted, enclosed a porch, redid kitchen and bathroom as well as a lot of electrical upgrades (running new wire, adding circuits) only hired help was roof repair, plumbing, and some of the electrical.

I could give price range for standard items - roofing cost/square, paint cost/sqft, flooring cost/sqft - but none of that will mater with a project this large.

An easy flip (carpet paint and  a little handyman work) can be babysat by the realtor.   

Do not assume that a new house will have much lower CapEx than an older home.Most of the new homes in Texas have roofs that you will be very lucky to get 10 years out of.Most of the exterior paint will last less than five years.Most of the garage door springs last less than five years.Most of the garage doors will need major work in less than 10 years.The list goes on and on.Great rule of thumb in Texas is "If the back of the house has siding instead of brick then you are not getting real quality."

Then go to as many REO properties as you can and practice your skill set.Here is some more info that should help you: Break up the home into sections - Kitchen, baths, flooring, paint, stucco, landscaping, plumbing (including fixtures), electrical (including fixtures), HVAC, interior doors, door casings/baseboards, windows/sliders/front door, roof, foundation, misc., and garage.Once you know what the common costs are for each area for a specific size home, you can see how easy it will become to walk in and walk out 15 minutes later with a rehab figure in your head.

The condition of the house is good but needs cosmetics like paint, carpet, etc when I saw it over a year ago.
