first off I never use any of those things.. its all very simple math you get lost in the Tulles trying to drill this stuff down to a 10.3567 % return other wise i dont want it.for buy hold   look to the median price of your target market at buy at that price that will be better schools and homes generally speaking  USE 50% of rent for on going costs and then subtract mortgage ..

Great question….I bought my home back in 2004 for a steal 45k which is worth 115k according to comps ….but after the crash back in 2008 i ran into alit of difficulties and I had to modify which killed in my eyes the little equity I had …right now I owe according to my mortgage statement is 84k but with a few upgrades I can’t get 115k -125k but I’m not sure if it’s worth it to refinance or am I even able at this point 🤷🏾‍♂️

@Bruce Woodruff - $1,500 is what I've been quoted by a local inspection company, but I do believe that the ongoing maintenance, inspections, cleaning, etc... would end up being a big expense that I'm not sure I'm willing to take on.

I found this multifamily property in Phoenix Arizona that has 4 bedrooms and 4 bathrooms across 2 units, I ran the numbers on this deal while watching a Biggerpockets Webinar about how to start building wealth through real estate by David Greene, but I am still a little bit unsure about the numbers, and still don't know much about real estate, so, is this a good deal or a bad deal?
