Preferably multi-unit, but I'm okay will single family. 

I'll try to avoid asking "where does a multi-family investor buy a set of toe nail clippers?"

I am now currently looking for a multi family property 3-4 units with a livable basement space for myself. 

That's more about who you know, but, I know a builder who is always looking for investment from local guys in the area and I'm sure he would meet with you and explain the different opportunities with partnering with him in multi-family. 

We got an offer on the house in the first week and was able to do a 1031 exchange and purchased a  multi-unit apartment building that generates more cash flow than the  original house ever did PLUS  we can sleep at night knowing that the property is in good shape and not about to fall down on our tenants!

This resulted in us being able to purchase a half million dollar multi family complex for about $3500 down.
