Hello everyone, I just moved to the Pensacola area, coming from Colorado, we, my business partner and I, have few properties that we are interested in buying, the problems we are encountering are real estate agents that make plans to meet up and then break them or forget about the meeting at the last moment, and there doesn't seem to be the same amount of active real estate groups in this area to network with than Denver.

Last year a tenant signed a lease contract that started January 15, and for some reason, may be a senior moment, I wrote the contract to end this year on January 15.

It was a great moment when we got the numbers back for the appraisal because it was the first time I saw an expression on my wife's face of genuinely believing that this real estate stuff can really work.

Trying to not sounds cheesy, but you'll sort of have that moment in the Matrix where Neo knows he's 'the one', and is able to see the world around him for what it is, and not how it's been presented to him. 

I'm not exactly sure how much she's getting right now per unit, but she says it covers the expenses and has a bit of cash flow at the moment, so I'm guessing upper 5000, maybe 6000.

Who knows the area, knows they have a team of contractors at any given moment to help with a project.

I'd focus on where you want to live and work first and let investing be secondary for the moment.

I don't really have a specific niche that I am looking into at the moment so any input or suggestions would be helpful (but I think most of this is just preference, something I have to continue to explore personally).Quick snippet about me, I have been working for a property tax appeal company for about 9 years(with the exception of the year I took off to move to Greenwich Village Manhattan and did some extensive traveling while one of my companies was thriving).

@Thomas Cummings 3 of the properties no longer have loans at the moment. 4 properties will still have loans but they mature within 3 years.
