We thought $200,000 per lot would be the max we could justify (still would need to pay all school fees, utility extensions, park fee of $10,000, permits, etc., PLUS all the other building and development costs) Some foreign investors made an offer for $585,000 for both lots, telling the seller they can close in 10 days and construct the house in 90 (right.... but I digress).

He charges $100 extra for the tile, but doesn't charge me since I give him so much work.The only negatives are that the price is cash only and he's usually booked a couple months in advance.I don't know how he makes any money as he is there for about four hours and has expenses for materials.

I had to re-rebuild a shed as it was not the exact material they require, and also found out I couldn't replace wood trim on the house with vinyl as that book requires wood trim painted a specific color until all owners on one street agree to all replace with vinyl at the same time.
