And most tenants will not hire a pro painter, but just do it themselves.....Not priming over old trim, sloppy paint, drips, etc...will just cost you much more to fix when they move out.Using a Licensed or professional painter that they pay for would be a different matter, then I wouldn't mind.

Hey @Lyle Cooper - I don't think there's any legal precedence to disagreeing with *how* the rent is split up HOWEVER you could point out that if there is one main tenant in the lease and the other tenants are sub-tenants under the main tenant - then all payments have to come from the main lessee.
