If repaired well with permits closed out and all, an old fire shouldn't affect your insurance or financing options. 

Many CA investors find the Reno Tahoe, NV market appealing  because of the various strategies that can be implemented like buy and hold STR or MTR and the close proximity to CA. 

If someone charges 10% management fee but then nickel and dimes you for every light bulb they change that actually ends up being more expensive than if you pay 20%.A side note here...

Upon initial purchase, most of mine are nowhere close to that.

Mid May I wholesaled my first deal and end of May I closed on a 4 plex that underwent rehab and almost fully rented.

I will tell you if I could have put down 5% instead of 20% on my 7 properties I would only be into them for about a total of $70,000 instead of close to $400,000 which would have allowed me to purchase an additional 5-6 properties if not more.

I am taking a loan of $280,000 but for some reason, the lender I am talking to is charging me about $6800 of lender fees in the closing costs quote that he provided, along with other overpriced charges that I have not received when I got a previous loan from a different lender in California.

I have an off listing property that was presented to me needs everything redone hasn’t been renovated since 1958 seller was asking 350k for 2/1 with back room having potential to become another room if closed off what’s a good price to offer to seller since I have to do a complete rehab 

If you ever find yourself under contract on another property with an FPE panel, I'd recommend having the seller replace it prior to closing as it's a well known and documented safety issue; textbook inspection objection item.
