Based on the location legal description, the zoning department should be able to tell you what you can and cannot do when it comes to removing the existing home and placing a newer mobile home on the land. 

The Non QM world is vast as far as products and offerings, so you definitely want someone who can help guide you in that space.

None of us charge 30% and most definitely not 40% of each booking! 

Now that home prices have stabilized, every month you hold a NPL it becomes less valuable because homes are not appreciating and time costs money, as well as additional incurred expenses like servicing, FPI, legal etc.

There are definitely a lot of wholesalers doing "DTA (Direct To Agent)" but you really need to know what you are doing otherwise if you are just someone who is tying up their deal and wasting their time if you can't properly dispo it, you're going to burn your reputation.

If you are not satisfied with the work, definitely keep trying out new crews.

Seeing as there is a variety of these programs, I will definitely have to look into this more, as I was not planning on living in this property long-term which would eliminate many it seems.Thank you very much for the information and should you make a post on the subject, I will be sure to check it out!

This is assuming there is not a ton of deferred maintanence on the building so definitely have a formal inspection and contractors walk it.
