@Ron S. even though CA law says 5 days and full payment needs to be made this can be waved by the bank.. they are not obligated to though as you so correctly point out.basically you need to do these deals outside of escrow you need to know how to do your own quick search and take the title risk.. then you get the seller to sign a grant deed over to you and you go record it.. then you get your funds wired or cashier check couriered to the trustee.that's how we did it.. not enough time to use title company.. that's why its so profitable if done right 98% of your competition simply can't do this  either lack of knowledge or lack of funds or both..

The investor life is great and this is where I started all of my knowledge and now have quite a portfolio.

My goal today: gain experience / knowledge / skills / network in the RE business. 

Don't go trespassing just to find out about the trash cans, toys, flowers, etc, but my understanding is that if you are standing on the public street or on the public sidewalk, anything you can see from that location is knowledge you can use. 

Get a much knowledge as you can, dont be afraid to start a deal, find a mentor, assemble a team that works for you, and most of all create a niche in real estate you enjoy...Lee

Hello Sir To My Knowledge Everything Looks Accurate. #5 and #9 Would Be Similar But A Great Way About Getting The Title Search Handled And Processed.

Many look like they were a quick stand up with whatever Rooms-to-Go had to offer that day, and were just sitting vacant.Again, I have no local knowledge, but after suffering through a few downturns in various sectors, the Orlando market is something I would personally keep a wary eye on.
