@Ashley MartinI know coming from a Realtor, this sounds like you need a good Realtor on your side! 

As I look at it .. there could be simple ways to "Spruce it up" and then there can be more complex ways.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

In the next few months, I'm looking to get a standard CA NAA lease with RUBS included for billing the water and sewer, as well as requiring tenants to have their own renters insurance, as that is not something they are currently required. 

This would include architectural fees, new equipment, cost of protecting or defending your title to the property, or building improvements.

Just curious on feedback from members on the forum how their syndications went/are going.
