Do you see any issues with this?

I have clients (Im a mortgage broker) who over leverage with gap funders and HMLs on purchases and even THEY have valuation and cash issues when concluding a project.

I've never heard of a warranty deed issued at foreclosure sale.

Mainly real estate related current events happening all around the world.

Also my cash flow is not that great (relative to value of RE) because I have extracted value on a consistent basis (income is almost $20k/month more than piti but when subtracting off the other expenses (cap ex/maintenance, vacancy, misc) it is less.

Asbestos siding is common on houses in Baltimore built in those years and is a non-issue (at least here).

And are you priced relative to comps? 

This shouldn't be an issue to get done across all 50 states .
