You can do more than you think with technology these days even as an out-of-state investor. 

Got accepted to Williamson College of the Trades for Paint & Coatings technology.

Zillow is not ready for prime time at this stage.As a technology person I see the day when things like Zillow will be accurate (subject to the condition of the property or changes not recorded publicly).

Opportunity to work under a more experienced agent as part of a team/group3) What technology is available and are there any fees (in addition to standard)?

You can't try to suppress a disruptive technology but eventually it will become too big.  

@Jill Rossi,Make sure the low bid is for a new, current technology system, not a "new old stock" system that they need to unload because it uses refrigerants which are being retired, such as R-22.

I'm still hopeful that there are some innovative ways to make this work.
