Multi-families can be great for cash flow, and is what I do myself along with several of my clients (investor-friendly real estate agent in St Louis) but it's a much more long term approach than flipping.

One suggestion is to provide your investors (or potential investors if you don’t have them yet) content that they can and want to share with their friends.

My suggestion, based on recommendations by others I know who have been doing it a lot longer then myself, would be to go at it alone but always be open to partnering on individual deals.
