Assure them that as long as they're happy living there and pay their rent on time each month, you aren't planning on doing either right from day 1.During this conversation with the tenant, also ask them if there are any maintenance issues you should know about, or things they would like fixed up - this will have the dual benefit of giving you the inside scoop on any deferred maintenance issues that the owner themselves might not currently be aware of, as well as giving you some ideas for improvements you could make that would give you cover to raise their rent in the future.

More info is needed but, depending on how much you paid for your current home, buying a a new home and renting your current one may not work too well if the rent doesn't generate cash flow or at least cover the mortgage payment. 

So far we have just done SFR homes, but looking to eventually work up to small commercial projects (multi-family, storage, hospitality).

For the single family homes near the beach, they are really small unless it is a community with more amenities than most. 

I'm in a similar boat and really want a partial STR, partial vacation home in CA, but I'm concerned with all the regulation and comments.

If a seller has a VA loan and you strike a subject-to deal with them, but the seller is looking to buy a new home using a VA loan would this situation pose an issue to the seller already having an existing VA loan? 

I've seen it happen, but pretty rare and so rare you shouldn't waste time and effort on those homes.#4.
