I’m starting out and I’d like to know how would you go about doing an inspection on a potential deal to calculate rehab costs if the property doesn’t have any services turned on?

I believe that it has to be OO for 12 months, barring extraordinary circumstances, like getting transferred out of the area for work.FHA has a whole department dedicated to "occupancy fraud" and given that it's a felony, I'd steer very clear from it.

I'd agree that you can find some of the best deals but I'd say they are definitely more difficult to find in this environment.

My 6 month goal is to create a strategic real estate investment plan,  build my foundation of knowledge via BiggerPockets podcast/ webinars, and continue to save (I will have 60k cash to invest) My one year goal is to make my first real estate investment purchase.This is very vague, although I am currently reading Brandon Turners book “Rental Property Investing” and creating my plan to be much more detailed and intentional! 

Although I'd bet for every 1 legit real-deal, there is no less than 100 if not 1000 who are just like you said, another CEO stacking there cash and if it crashes and burns, oh-well, onto the next.
