Asset managers play a lot of games to get better prices in addition to many REO listing agents being overworked and cutting corners with their work as a result.

At the settlement table, all the seller sees is cash.  

Maybe having high screening standards but a lower security deposit and not collecting last month's rent up front is enough insurance for you.Up your marketing game.  

My mindset is that they get paid no matter what even if I don't have dinner on the table for a month.

I'm getting started very late in this game; and I find that it is full of talented, young, smart-working, savvy investors.
