On the other hand, you get favorable capital gains tax rates vs. short term cap gains or ordinary income (and maybe self employment tax) on a quicker flip.

If it's in a good area, and someone wants to owner occupy one unit and rent the others, they could definitely gain from this when you figure in the tax benefits even if there is some negative cash flow.

In both cases only a two point gain was made, but one takes you from poor to average, and the other takes you from good to great, where do you want to spend your time?

and trying to gain as much info as possible.However, I interned once at a relocation company, SIRVA relocation, and every client we had was atleast somewhat motivated, who owned a home needed to have his/her home sold and needed to buy a new home in their new location OR they were looking for a place to rent....Wouldn't it be a good idea to contact either there relocation companies or probably a better person would be the real estate brokers who focus on servicing these clients?

Unless you can get in a residence and slowly rehab it--sell it in two years and make a tax free gain I'm not convinced this plan is doable.
