Turnover and damage to units is much less though some do pass away more frequently but the buildings tend to have backup waiting lists.Some have pets but they tend to be older pets they have brought with them as they become less mobile.

My parents still live up there and we discuss investing in SFH's frequently (they seller financed a commercial property and still own a SFH as a rental).

Owning a management company we have to confront this issue pretty frequently.  

While we didn’t find the deal like we did with the house in the Poconos, we also don’t have to micromanage the property, pay for the utilities, or travel frequently to them to ensure that they are still standing.

Ask how many homes they manage, how many times a year they are physically in the house, can they visit more frequently if you ask, do the have in-house contractors or sub it out, how do they handle vacancy, and how do they handle evictions?
