When house hacking a 4-plex, you really should be looking to be living for "free" (at least).I suspect you put less work/negotiating into the deal than ideal, because of your EASE of funding.

If you can get the tenant to agree to give notice to move out, ideally in writing, you will not have to worry about the following difficulties as per NJ law.
