You should schedule a sit-down with a lender where all three of you can ask questions and hear the same answers.

The city will require a few pictures of the apartment to make sure it is live-able and once a lease is signed and submitted to HRA, they will verify the applicants income, and it will take up to 10 business days for NYC HRA to write a check for the total amount of the 1 year lease. 

For example, in Florida, a landlord only has to give 3 days' notice to pay (excluding weekends and legal holidays) to the tenant, but the Zillow lease provides for more than 3 days.

I think it's very probable that you're both saying the same things, or at least speaking to the same/similar actions/process, but describing and saying such in different ways. 

If you're offering the same product as everyone else then you're left competing on price. 

Same can be said for a household.

Don't get too caught up in the over analysis trap, it is too easy to do that, there is a formula for everything these days.
