Housing stock in RI is older, look at the lead laws and see what it would take for your property to comply. 

Also when wholesaling you should be turning to a buyer you have a pre existing relationship with.

Having done this over 10 years a good Christian family with both parents employed whom had just bought a house and was always extremely kind and courteous did not strike me as the ones to do this.

Also if they use house hacking they would have the other tenant that's paying rent would also be technically paying half of the mortgage as well.

I have been looking at existing duplexes/fourplexes for the past 8 months, and finding anything above 5% CAP rate is rare.  

Learn as much as possible about the existing tenant from the current Landlord/Owner. 

The majority of existing houses were built in the 1930s, contributing to the unique character of the neighborhood.
