@James Masotti Good perspective...the point is that BRRRR only works in a handful of situations...like you said, paying cash and exercising delayed financing exception....at the end of the day you are still assigning debt to your properties...my modest duplex I bought 2-years ago with a purchase money mortgage for $35k has no lien, appraised at $75k, and cash flows (yes cash flows) $1,250/mo...that is better than my next four MF properties that have debt.

Rarely will they be the same.The problem with hearing everyone's samples of what they have and what they get is unless you can purchase the exact same thing right now, it isn't applicable to your situation.
