This is my first post on the BP forums and I would really appreciate the input of my fellow members on a sample deal analysis as well as an array of relating questions.

@James Masotti Good perspective...the point is that BRRRR only works in a handful of situations...like you said, paying cash and exercising delayed financing exception....at the end of the day you are still assigning debt to your properties...my modest duplex I bought 2-years ago with a purchase money mortgage for $35k has no lien, appraised at $75k, and cash flows (yes cash flows) $1,250/mo...that is better than my next four MF properties that have debt.

Rarely will they be the same.The problem with hearing everyone's samples of what they have and what they get is unless you can purchase the exact same thing right now, it isn't applicable to your situation. 

I have done some basic run throughs with sample numbers on some free spreadsheets I found online, but I am really looking to take this to the next level. 

Here’s a fun little hypothetical exercise: Say you woke up today with no investment properties and $50k of no-strings-attached CASH you can use for investing.

Credit & background is more or less immediate; once they have the lease (we will provide a sample copy if they want to review early) we give them 48 hours to sign and pay.

A place where Chiropractice and PT services would be incorporated with exercise (instead of opposing it, as they are now).If you are injured we would get you out of pain and active.

Of course this just my opinions based on the small sample size of my 4 short years of landlording.
