I pay a small draw weekly in addition to a bonus structure in place to align incentives such as $100 lease up bonus, etc.Finally a word of caution - there are some multifamily properties that simply have no chance of ever cash flowing no matter what you do to them.

The bonus added affect from this is if you for whatever reason decide to give the tenant a break from whatever "the rules" are, you're now doing them a major favor!

With the skillset of your profile in commercial would not be messing around with residential especially in East Point.Why not take a small slice of each deal for the company you work for as a bonus and create equity growth and some cash flow that way.If they are paying salary only and no upside then why work there??

Out here in AZ, swimming pools are a HUGE bonus to both potential buyers and potential tenants (both short term and long term tenants).So as others have suggested, the answer to this question is going to depend on the region.
