We tell investors to run numbers based on what they are comfortable with, but we are confident that we will beat a lot of investors expectations because our performance is so much better than industry standards.  

So I have some confidence that I could get another offer at the lower price...

I would buy it with a quit claim, I feel extremely confident that at this time there is no liens or financial encumbrance's on the home and paying for a warranty deed is not needed.
