What I mostly see is people who have dubious claims of knowledge or expertise attempting to use that as a lever towards partnership when they don't have any money.

Also attempting to keep initial up front cash for the deal low. 

My wife and I want to attempt to manage this one by ourselves.

-Has the owner made any attempt to get the squatter to leave if so what has been done?

I’ve been researching & (attempting) to learn about Real Estate investing in my off time over the last 2-3 months.

I have been renting out a single family house since July and the tenants have been low maintenance, but I just did a quick inspection of the property and the garage had lots of incense all around in an attempt to remove a strong smell of cigarettes.Now you might think -- it's the garage, who cares?

From everything I have learned, and attempted you are going to be stuck at 20% or higher.
