@Emilie PonsinI’ve run into this problem before doing several leases for my clients, and now I’m starting a PM company so I imagine it’s going to be something I come across a lot more.

If they aren't out by the 26th I would imagine I have to schedule a time to get the sheriff and that's going to take another 2-3 weeks. 

I have been receiving emails from this company for quite sometime but have never done business with them. 

I want to know from other investors, especially ones that work with wholesalers, if what I am planning on providing investors is overkill.Once I have a signed PSA, I plan on:paying for a title check (to make sure the title doesn't have any unexpected liens)scheduling a home inspectionhaving a general contractor provide a renovation estimate (labor & materials) for both a fix-n-flip and a rental renovationAn ARV appraisalI am planning on compiling all of this information, along with a copy of the PSA, a full RentFax report, pictures of the property, and a video walk-thru into an "investor packet" that will be emailed to my investor list.

I've already contacted a couple of real estate agents to put me on email lists and am planning to go to a REIG meetup in a couple of weeks, so those might help too.

Does anyone know a good agent that will actually reply to an email ?

I get homes from 3 or 4 and rarely do I find a good deal in the bunch but I'm sure the really good deals are sold before they hit the email list.The most interesting thing about SLC right not is we have more people looking for houses to live in that there are homes available.

If your credit is good and your debt to income is good I dont imagine that a 13k loan will make any negative impact on you qualifying for the loan2.

For instance, if you need something signed it will email to the person and if they do not sign and return it will resubmit it to them every few days to get them to sign it.
